19. Projected pressure was estimated based on a total 2045 population of 61,600 within Culver City. This was provided in the
General Plan 2045. The population increase was distributed throughout the parksheds based on the following criteria: (1)
5,000 residents were equally distributed throughout block groups within Culver City as a representation of general infill
development proposed in the General Plan 2045. (2) The remaining population increase was distributed between block
groups containing parcels within the Fox Hills and Hayden Tract development focused areas. The parcel area (in acres)
rezoned as residential/mixed use and the allowable dwelling unit (DU) per acre for that zoning type (i.e. 100 DU/Acre in Fox
Hills and 65 DU/Acre in the Hayden Tract) determined the maximum potential population for each development area and
the ratio of the two areas was used to estimate the distribution of remaining population growth to reach 61,600. Source:
